Sanford is really two towns wearing the same name. There is the historic core near First Street and the Riverwalk along Lake Monroe, where the houses are a century old, the lots are narrow, and what you are allowed to build gets decided by a preservation review rather than a zoning table. Then there is everything that went up afterward, the newer subdivisions spreading west toward Lake Mary and Heathrow, where an HOA design guideline sets your color and your height before the city has an opinion. East of town you are into acreage, and the request changes again to farm fence and a gate wide enough for equipment.
Those are three different conversations. A company that treats Sanford as one market quotes the historic bungalow the same way it quotes a new build off Rinehart Road, and one of them will be wrong.
Do you need a permit for a fence in Sanford?
Yes, and Sanford has one height rule most homeowners have never heard of.
You can go to eight feet in a residential district, but only if the top two feet is open lattice or another non opaque material made from the same stuff as the rest of the fence. A solid eight foot panel is not on the table. That single rule shapes a lot of Sanford backyards, and it is why we build so many six foot privacy fences with a two foot lattice topper on this side of the county. On a corner lot fronting two or more streets, a fence up to six feet may be permitted in the side yard that faces the street.
If your home sits in Sanford's historic residential district, a Certificate of Appropriateness comes before the permit. It covers anything you do to the outside of the house, fences included, and the city's historic preservation officer handles it. That is a review, not a formality, and it can rule out a material you had already chosen.
Addresses outside the city fall under unincorporated Seminole County instead, where the limit is 42 inches in a front yard and eight feet in side and rear yards, and a permit is required for any replacement covering more than a quarter of the existing fence's linear footage. That last one catches people in the middle of a repair who assumed swapping panels was not permit work. Pool properties add another layer, since Florida sets a 48 inch minimum barrier height with 48 inches minimum between rails and a latch at 54 inches or higher, which is where aluminum fence installation usually becomes the answer. The city's lattice rule pushes a lot of Sanford wood fences into the same shape, and it happens to be a good shape. The thin imported product is the one that fades, chalks and cracks, and it makes up most of what we tear out two to five years after somebody else installed it to save a few hundred dollars. Matching a written spec against a real panel takes a few minutes at the counter and removes the most common reason an application comes back.

How long does a Sanford fence installation take?

Install day starts with post holes and concrete. Posts go in at two to three feet depending on the fence, and panels go on once the concrete has set, which is why a typical privacy fence runs across two days. A LiftMaster gate operator adds a day at the end for the electrical work and safety sensors. We haul the old fence away and rake the line before we leave.
